What sort of massage shop? HC or Tuina joint?

HC has lots of regulations and very restrictive. Must have licence renewable annually. Tuina joint is more like a shop - no need license. Just a registered company with RCB and valid work permits for your workers. Trouble is, pdmm cannot work in this line, and china girls on social visit passes or student passes are not allowed either (legally, that is). If you set up shop in or buy over an existing outlet, then not many problems... else you must apply for change of use of the shop, install partitions and cubicles. Cannot be lockable ones hor. Overheads are your shop rental, utility bills, electricity, water for your washing machine to clean all those sperm on the sheets, lockers for your workers. One time costs include your renovation costs, your so-called massage beds, linen, old shorts etc. You also need to discuss payment mode with your girls. Usually it is 50-50 ($40 will be $20 each). To reward those better performers, you can offer to pay the $240 for them monthly (levy for unskilled worker in the service industry), target those who bring in monthly income exceeding SGD$3000, and half i.e. $120 for those in the $2500 - $2999 range. If the girls are caught doing hanky panky, you are equally in trouble as ignorance is not an excuse. The girl will be warned, fined or sent back to China depending on the "severity" of the offence and you will lose your deposit security deposit of $3k for each girl. You will also be fined and/or jailed if your girls are found to not have valid work permits. Go check with MOM on the penalties involved. I am too lazy to spell it all out here.

What if I hire china girl who is already a singa PR..........Any trouble on tat?
Do i need to deal with levy etc those stuffs?
Will it be better?
Normally what do u think this type of business turnover will be for tuina shop?
Thanks

Hee! U miss the most important question.

Wat kind of "early warning" system mus i "install"? :D

goodytoody

Early warning? Perhaps some mata? Actually, this business damn profitable once your shop is known to provide specials. Lets say u operate from 10 am to 10 pm, thats 12 hours, worst to worst there will be 6 hours average (or even more) of massage time. Lets say you have 3 cubicles, then one day can earn can earn $35 x 6 hours per girl x 3 girls = $630 assuming you charge $35 per hour. As the boss you get $157.50 per day assuming you split 50-50 with the girl massage fee only (specials you usually got no right to take mah). lets say 1 month worst to worst 25 working days, thats nearly $4000 per month.

Which is pretty good in my view. And if you can squeeze 4 or 5 cubicles all the better. And spread your tuina shop in forums like here. Can I invest then ? :D

Customer Preferences ---->

1) Discreet location, hidden away from the public. You can advertise here.
2) Good quality gals - not easy to accomplish
3) Cleaniness - change all the towel after each session
4) Ambiebnce - Nice and clean
5) Good PR skill - not too money face, customer will pay and rtf if they
feel happy
6) Stock up on Listerine - for the gals to avoid bad breath, hehe

Do I miss out anything??????

You haven't include in the rental, electricity/water bill, maintenance fees etc. If all costs are included in, I don't think still can get the 4k based on your calculations.

Rental is the often the biggest overhead. U ( and your gals) ;) worked so hard and much of the $$ goes to pay the rent.

Best if a brother has a shop space to rent out and accept payment in terms of massage. :D

Give you some tips. Currently, the monthly rent of a small rental stall selling food in a neighbourhood kopitiam can be about $3500 and above. It depends on the location. And the rental fees for a stall in a food court can be $5000 monthly and above. So what do you think the rental fees for a massage shop will cost?

Hee! If tat joint oni provide HJ. Well there are many other doing tat as well so wat so special abt tat joint. If u provide more then tat which means to say quite happening, then everyone will flock there n try, including AV as well. Then the joint probably can last for 2 mths.

There are some joint which are quite happening but surprisingly lasted a long time while some kena raid ahortly after bros here posted fr. Which make me wonder are there any special "Management Skill" required??? Wat's their secret to sucess??? Take Salon 21 recent switching to low profile for example. :D

When AV comes a-knocking, everybody caught in the act follows them to the station where they will take your statements. Best part- brothers here will have to call a family member to bail them out. Customers get away scot-free after taking your statement once they verify your particulars. But if you have given false particulars at the sign-in at receptionist desk... you are in trouble :p

 , then how come those neighbourhood aquarium never roll up shop, I dun see many customers patronizing them.

There are a lot of shops in SG that appears to be not making any money. Of course not all of them are, but some. They must have their business strategies that are unique for them in order to survive in the competitive market. For those shops that do not have any business strategy, they will tend to either just make enough profit to continue their business, or they will be closing down very soon. It's a matter of time.

For the aquarium shops that you have mentioned, how would you know whether they are not doing any export of their products to other countries??? From what you see (exterior), there might not be any customers going into the shop. But their focus might not be the walk-in customers.

You are absolutely right. Got to spend some money on renovation including all the electrial wirings etc. And the shop might not even lasts for more than a few months if AV starts to include it in their "marked" list.

If want to survive longer in the industry, unless the shop owner can get some "lobangs" so that they will be informed whenever there are any raids even before the "raids" starts. This "lobangs" again, costs some money.

the cheapest method of opening such an establishment is to buy over an existing one, which will include all necessary reno, security deposit, rental deposit, infrastruture...

I do not think owner will take 50-50 with the gal, i think more of 75(owner) -25 (gal), then the monthly taking will be about 6K+++. Gals' income will be supplement with "specials". If not, where got owner want to take such risks...

My idelogy is; If you want to provide specials services, then alway be prepared to get raided by AV. Getting first hand info is very tough (considering ur miserable 6K taking, how much can you give???)... Installing gadgets will not help either as it may works once or twice, but once the AV gets smarter, they will find their way in...

Hmm...Bro Just4fun...well written informations and advises too, keeps it up! Very correct that first hand infor are very important and de location of the shop plays a make or break role on de sametime too. Infact, from what i observe, HC normally lasts longer in term of times and service than Tuina shop cos better management. Take an example like BUGIS HC at fortune center, its had been there as a stronghold HC for a period of years liao compares to de rest of the small tuina joints in de shopping center...thats either closed down or struggling to make end meets. ;)

For HC, the girls get paid about $12 a customer per session... so about 1/3rd the price. For tuina, it is 50-50.

normally in the neighbourhood are all TN. i dun think you can get a HC licence in a HDB area. and most TN take half shop and partition up the rooms (or maybe with curtains). pls take note that the requirements for partition cannot go all the way up. if got door, cannot be lock from inside as well. curtains is a more popular choice. cheaper but no privacy. haha... as for rental, wu lu places like eunos or ubi half a shop only about 1600 - 1800 per month (you need not to be in the heart of city as most bro can find the way around if your place is good. keke). as for utilities, most of the time you off the lights lar. only aircon and play some soft music.

most important of all, be sure to be "honest" with brudders here about your services and gals. and you be seeing brudders flooding your place if your place is good.

well, as for the above consultation fee, just let me try once you have started. :p

cheers!

Talk to d shop owners (or d IC), make friends with them ... talk to them abt d barriers they encounter in tis line (VISA issues? how they source for gals? etc) .. of cos u need to be prepared to pay some 'tuition fees' by tryin at diff shops.

may oso b useful for u to do 'case studies' on some HC/TN shops in sg - how some notorious shops close down after they r raided whilst some others like Bugis (as a sis mentioned), Grand, MY/JM etc still managed to survive after all tis years. surely someth they have done is right, right?

1st - Stated IC of Spring Aroma, so where do you think you can find her?

As some of the bruddas have advised, HC is not probable in neighbourhood areas thats why TNs maybe a better idea.
As far as I am aware of, the rental of TNs is pretty cheap.
In some of areas a small unit with 3-4 cubicles may be about 1k-1.6k
In fact some of those at JC are about 1.8 but its a very big area.
As for the furnishing, be prepared to spend about 6k-15k depending on floor size. From a fully bared for about 3-4 cubicles would be about 6k including the lights/curtains/beds

Most of these joints are fully aware of the addtitional income some of the gals get.
I know of owners who actually practice - split for gals good at massage and as lower as 10-15 for those with sideline

As for takeover, I was actually asked if I was interested to take over 1 with 8 cubicles.
Turned it down cos the takeover fees asked was 25k (later reduced to 20k trying to persuade me).......
Bear in mind, that is just transfer of goodwill (including fixtures / liciense) but not the rental/power/water bills which is still mandatory in your ledgers.
(Which essentially was quite a good deal as the reno cost would be as much as 12-15k? But I guess I was just not keen in this business)

If you are afraid of not being able to get staff, try to hire some of the locals or PRs to fulfil your quota for local staff to 3 and then you can hire other 'overseas talent'.

Thats about all I know :o

Ya, if any of our bros take over/set up new massage shop, i will definitely support.
Not necessary need to give discount, but at least need to provide best service by the gals.

For massages, i normally go to JB (NY Spa) & Hatyai (Sakura) because they are more "value-for-money". But recently i support local massage shop as well.

Actually i always on the look-out for good local massage shops.........my definition of good mean "value-for-money". And definition of "value-for-money" mean u get more than what you pay

Hi Folks,
I am truly grateful for those valuable advices from you people. I am starting one within the next 3 mths but got some doubts which i need to clear further.............
Scenario:
This newly startup tuina shop will have 3-4 cubicles with curtains and those normal setup like massage beds and aircons and towels and shorts and tissue papers etc......I promised it will be very hygienic.
Renovation need not be that extreme..........painting i intend to paint myself with my partner and wiring will ask someone to do.......cut costs.......
Question: Will it be cheaper for my gals to wash the towels by purchasing washing and drying machines or it is cheaper to ask laundry shop to wash?
Question: Any good lobangs for those purchases of massage beds?
Question: This shop has 2 owners, me and my partner.......since it is a tuina, there is no license involved and do we need to register as what kind of business and what about income tax matters?
Question: If lets say "SUAY", my shop got raided by AV, i am not around..... nor my partner......and one of my gals got caught in the act......TELL ME WHAT will happen? Will my shop be force to close down and will the AV contact me? What will I face? Will they charge me or just reprimand me for not knowing what is going on? This question is very useful for me as I need to standby lawyers if needed..........In other words,if the gals get caught, what will happen to me? Can i still operate?
Question: I won't be there most of the time till end of the day for settling accounts, will it be cheaper to hire someone tend the counter for me or ask one of the gals to do so? Will a malaysian male working at the counter better or a singapore gal/male do?
Question: As i keep hearing this, 1 SG = 3 Foreigners..........if i hire all SG PRS masseuses, i do not need to care abt this problem right?
Hope to hear from you folks as much as I need to find out and when it open, i will definitely provide very good service..........
Thanks

gal wash cheaper. dont forget to buy whitening agent.
but gal sure complain one. maybe u plan duty roster.
massage bed can see classified ads. spent a few dollar buy ALL english and chinese paper. sometime see fri/sat under "notice" for bailliff sale.
tuina need license or not i dont know. but u can reg as pte ltd or partnership. see RCB website. now reg very fast + cheap.
p/l every year need to pay to audit account.
partnership liability unlimited. ie if pple sue u, can sue u till bankrupt. unlike p/l which is limited to authorise capital.
open business MUST make presence felt. esp collect money. cos a lot of little things to overlook. even relative can cheat u money.
if hire, hire gal lah.
sorry other question dunno so didnt answer
i not a professional anything. above only hearsay. hope helped
Hi Folks,
I am truly grateful for those valuable advices from you people.
Thanks

Regards

[QUOTE=Boss_to_be]Hi Folks,
Question: Any good lobangs for those purchases of massage beds?
If the bed is brand new, it should cost you no more than $320 each inclusive of delivery. Naturally you get better pricing with purchase of more than 1 unit.

I would suggest you try getting 2nd hand ones. Nothing more than $150 each. PM me if you need any.

Question: As i keep hearing this, 1 SG = 3 Foreigners..........if i hire all SG PRS masseuses, i do not need to care abt this problem right?
I think this quota is NOT applicable to TN. ONLY SG or SPRs are allowed to do Tuinas and foot massage. PDMMs are NOT allowed after the last batch of permits expire somewhere in Sep/Oct. All foreign talents like those on student pass, tourist pass, business pass etc are in fact illegal. But of course many are doing it hoping not to get caught.

I wish you plenty of $$$$$ inflow when you open your TN joint. :)

Boss to be....
I personally think you should open in a location where its not open to the main road, carpark is covered and plentiful, and don't have to be too centralised....cause from reading the treads and all....I've realise that the bros here will take bus or mrt even if the place is far.....most important the service is nap shot and the fee is acceptable.....if the place has a inconspicuous entrance even better for the married men...like that not so easy to get spotted....

Well thats just my opinion. :D

Hi bro,

I have been running afew business for many yrs now and these are my advises.. when starting business, do not rush into it there are too many blind spots that you have failed to notice because you are too eager to do it. Having the drive is good but do not let it cloud your sight. So far the projections listed down here by many friendly bros are for the good scenario. With the way i see you go, I projects the starting capital you are willing to come up with is around $20k+ which in my opinion is certainly too low and therefore forms a very high risk because you will be limited in many things to do and therefore cannot do them well. I think the most difficult thing to do is how to get good gals and how to get them to stay with you which of coz needs money and biz to drive it. A shop in the HDB vicinity of around 200 sf normally costs around $1,500 to $2,500 depending on the location. But like other bros here said, you can try getting a place down the city, there are many shophouses near prime area going for around 3k per month which can more than serve the purpose. I have checked with URA and its possible to convert those places into health centre or TN shops. BTW you also have to look at the use of premise for the shops, only those in the classifications of health centre can be used, otherwise you have to apply for a change of use which is costly and time consuming. Therefore, as a safe projection, I think you will need at least a 100k to be safe in your business. You may think that its stupid to list such a figure but trust me, unless you have extremely good external factors in helping you, these colds figures are very real indeed. Even if all the brothers here flood over to help you, you have to see how much exactly will that gives it, its quite impossible to turn up breakeven in the first few months to yrs.

The starting up costs including all legal costs will be around 3k. In the first month, I expects your expenditure to hit around 20-25k, including rental + utility, rental deposits, renovation, manpower (bulk of it) etc. Misc costs are very unpredicatable, dun ever underestimate unforeseen costs which are normally at least 1/3 of your total expenses during the start and will gradually reduce. Because you start realising how much its costing and start cutting costs.

I feel the crux lies in your gals, if you are able to get at least 2 ang pais and do your business strategy right then it is still possible to rake in money. But be prepared for a shock if this is the first time you are doing business and make sure you get advices from seasoned businessman...

Best of luck! You need it! Its always 30% Luck and 170% Hardwork in business! If you dun put in at least 200% forget about surviving pass the first 3 years.

If you set up HC, a lot of regulations and must apply for change of use - if the previous business is not in the same line. Tui-na is similar to shop use, so don't have the restrictions usually applying to a HC. That's the advantage.

are the masseuse hired via Work Permit or S pass?
Work Permit will need $5000 security bond right?
But the employers are asking the employee to pay which is wrong.

You too late to the party already. Now so many shops and so many close down one after another. And some owners monopolize the strategic land area you want start open only make them sell you the place high only.

If you really still want open you better must import the girls really hot no bait and switch or photoshop until ghost see also don't run kind and can make customers keep returning if not you can forget about it and everyday see your money drain. Just continue working your job and pay to fuck the girls more worth your time and money.

Be it work permit or S pass, the agent who hire the masseuse will collect deposit from them. This is transparent to employer

Ah i see, got some ballpark figures?
Some i heard $950 some $1500
