It can be negotiated to be paid either half yearly, quarterly or even monthly. There is no fix rule on this. However, if you do pay monthly, you might need to pay a little more. Also, you can negotiate not to have 发票 in order to get a better rate. Hope this help. ;)

One lesson I learnt after several years of cheonging is always pretend to be poor whenever they ask you for big sum of money or expensive gifts. My typical answer is:" Sorry, I really want to help you but my fund are tied up in stocks, or business not so good this month.. etc" :D

Many reasons but you have an option not to take it up. Rental market in Shanghai now getting better because fewer people buying due to exorbitant property prices. Maybe by paying one year upfront the rate is RMB 3K/ mth and if pay quarterly maybe 3.3K? Who knows? But you have the option and I would advise you tell your girl that you WILL NOT pay for 1 year rental upfront. So she can either negotiate with the landlord or find another place.

RMB3000 per month seems reasonable for a old one room apartment (30 to 40sqm) in a prime area, lightly furnished - you can work your estimates from here on (area, size, type of apartment, furnishing etc.). My OC's apartment only got RMB2,500 pm in a prime area, we just discontinued the rental after the agreeement expired in December and now for self use. Expats area do expect higher rentals.

Normally one month rent plus two months deposit, very unusal to pay one year full rent.
