Actually the plan in the pipeline is to shift the area to Kranji though nothing has been confirmed. Personally I think it's an unworkable plan, think end up we'll have 2 redlight districts

yah..some more so easy to detect. Spotted at jetty means you are going over for bonking session. At least if kenna caught at geylang can say you are just curious and look look see see after eating beef kway teow or loring 3 famous frog leg porridge. Also if bonk halfway can stop and go back office for urgent meeting.
Let geylang remain.

As I live only 'a few minutes' walk from geylang, it will be be really bad news if geylang really moves. At least now whenever people saw me there I can always say walking home after having that +++ong dinner at the coffe shop! Likew my friend say I can bonk until leg soft still can crawl home!

But Turf city is very small, for all brothels to fit in..

However, it is more than enough for my favourite spa (seniors know what is my favourite spa) to fit in... :D

Turf City can be another Marina South.. (whether we can have seafood, KTV lounge , spa....

If it moves from Geylang to anywhere esle say Bukit Timah or some even say Batam, not only it will lose it history but also its charm. No where esle in Sg will have such a drawing power and excitement of surrounding for even other activities like eateries, kopi tiam, furniture shops, etc..

Literally shopping in one area especially for the FL. It will bring back fond memories. Also recalling which FL, you had bonk in which Lorong when you will feel shiok man.

Yes, I has a feeling it will end up with 2 or more than 2. Joo Chiat may become another one.

Sure or not? In fact the property price will rise as the stigma of a red-light district will disappear and they can build more condo to cash on the location.

I still remember a few years back when I was still a property agent it take months to have a condo unit sold and at a deep discount to the valuation price.

If confirm moved to another area, it's time to buy a condo and wait for it to skyrocket :)

Personally I don' think it will move to Bukit Timah as it will depress the property price there and will associate Bukit Timah with a red-light district instead of a high class residential where the rich and famous reside there.

Think this rumor has been around for quite some time, converting Geylang from red light district to food heaven only. My friend a cabby even told me last time someone work in Jurong island claim that the IR will be there. Rumors...

Anyway, my thoughts are this move will required a 'great effort' from govt. Geylang will be ghost town if this comes true. Not sure if govt can forego the money and 'control' impact.

My take, Geylang will be around. Not Joo Chiat or any place can replace Geylang. Govt will still need to have one place to centralize the activities. Moving Geylang to somewhere not easily accessible will result mini Geylang everywhere. Govt will have problem...

new_cummer
07-01-2007, 02:24 PM
Doubt it will happen....cos even if gov move the legalised brothels to other places...will the illegal fls follow....I dont think they will...they do not have to listen to the AV...they will probably be very happy to have GL all for themselves...no competition from the legals anymore.

If that happens...the fls will probably gain more from it...and the legals will suffer from poorer business due to poorer location. Don't think that is what the gov wants to see.

Not Bukit Timah la ... like the rich people staying there will stand for it ...

rumour has it that the red light district will move to soemwhere near the new turf club @ Kranji ... rumour's been around for damn long liao ...

frankly i think it is a stupid and unworkable idea ... trust the gahmen to move the legal sex scene to an ulu place ... only thing that will happen is they will get less income from legal sex as there will be a shift to the more easily ascessable FL scene

dickrick
07-01-2007, 06:55 PM
Strong as the rumours are, if even the gahmen tried it, it wouldn't succeed.
It'll be like trying to make a prostitute a factory worker! There would still be WLs trying their luck át Geylang and there would still be cheongsters trying theirs too!
Incidentally, I heard this rumour like five years ago and still nothings happened.
I believe they would try with Keong Siak, Petain or Desker as the areas are much smaller. As it is, on their own the places are dying.

mai tu liao, quickly get a condo in GL and wait for it to shift:D
I think possibility to shift GL is very very low, lower than get a gal pregnent with cd on.
It had been such a deep root in our sg life and even most of the tourist know GL, and that what they want to see in GL, great food and gal..slogan for HK tourist promo is eat, shop, shop & eat....our slogan is eat, bonk, bonk and eat..

hope GL stay as it is. there is certainly huge economic consideration if it were to shift. just imagine the no. of hotels, eateries, shops that is there now as a result of it being a red light district.

Warlord1919
09-01-2007, 08:30 PM
I believe that when both IR is up, mini Geylang will appeared outside the casino area, together with loan shark, drugs .... those FLs PRC, Viet will migrate there, no $ no sex, $$$$ alot after winning can buy u alot of pussy. So it's time the government shift GL to Marina, maybe a street dedicated to red-light called " Marina Westerhout", also shift all the KTV from Joo Chiat, Health Centre like Dragon across for easy control or the AV will have to run both places.:)

phallusman
10-01-2007, 05:29 PM
What I have heard is that Keong Siak moving to Geylang, given a dedicated Lorong for them to operate. Or let KS die a natural death as someone counted less than 10 brothel there, less as each OKT retires or give-up due to poor business.

But then, what will happen to all the budget hotels if GL shifted away? Hotel81, Fragrance, Hotel Californica, etc.

I think garmen is working one eye open, one eye closed style leh. On the one hand, extensive raiding by AV; on the other hand, liberal issuing of student pass, commercial pass, dependent PR pass etc to these WL. Many also on 14d social pass, readily extended to 28d and more.

Remember at one time, there were some FL in Chinatown, but now no more. If garmen really wants to control and eradicate, it is possible, but the oldest profession cannot be totally wiped out.

Any senior bros know in which epoch GL started, in the 60s, 70s or even earlier??.

11-01-2007, 01:38 AM
I don't think Govt. will have any diff plan to make GL become something else except to remain it as a typical red district in the island. But, Joo Chit
may have a plan for it, and Keong Siak will be gradually out of business.

The IRs establishment is definitely affect business in GL, especially the conventional houses as some of FL activity will be switching to area nearby IRs. Business owner of new hotel surround IR will be very happy to see it as it will bring them a stable revenue without putting effort on marketing to attract more FL come over to serve their customer. In additional, FL are willing to serve them as most of their customer are foreigners who has a lot of cash to tips them.

What will be happening to GL is that the atomsphere will change. You may not see much high quality FL standing in the street anymore.

One advice to current business owner in GL is to think about it how to channel your business to IRs to keep your it running or even better.

phallusman
11-01-2007, 02:31 PM
IR means lots and lots of money, like some easy money. And up market establishment. I guess there would be up market health centres disguised as Spas, but we all know what's happening behind closed doors.

I dun think streetwalkers or FL would be allowed to hang around in the IR, just like you dun see any of them squatting in 5* hotels like Mandarin or Ritz Carlton.

In GL, it is like more of the same thing. More budget hotels, more run-down houses for foreign constr workers, more apartments rented out to FL - more of the same thing as the social fabric of GL become more accentuated.

I understand Geylang started in the 60s, it came to life in the 70s when the garmen cleaned up the Telok Kurau area and the brothels moved there. At that time Geylang had a number of bars and just a few "houses". It received a further boost when the Thai "aquariums" started. I think late 70s, early 80s (not so sure). Then of course, when the ladies from China appeared couple of years back it really grew.

think the best place if geylang would to move to would be Marina South, becoz the new casino will be there, then most of the china wl will go there to stand too, then cheap hotels will spring up there too, moreover that place is quite secluded too since dun have any flats there, best place for new geylang to shift too!

It will never happen. Stop speculating.

Gelyang is here to stay. A long long time, that is until the Goverment say, enough is enough and ban legal prostitution altogether. Geylang businesses are taboo subject for the goverment, relocating them will be deem too high profile.

However opening of IR will cause a demographic change to the demand curve of prostitution, it will be interesting to see what the goverment will do to curb the surge in demand and supply as a result.

All Bros...

I also heard rurmors that instead of Geylang shifting... Gahment planned to centralise and expand the trade by building a "multi-storey Sex Complex" for all brothers at the ex "Gay World" location by 2011 which was in line with the full operation of both our IRs. Tourists number is expected to reach a all time high of 2-2.5 times of the current number.

A Special Gahment Department will be formed to oversee this project. All others red-light district in singapore such as KS, DK, PT will be closed down to make way for this centralising project, current brothels in lor 6-22 will still be preserved but other lors will be swept clean by the enforcer.

The multi-storey complex is said to be consist : 2 levels of basement carpark as parking is always a problem in this area, shops of related trade, food court, restuartants, banks, money changers, 7-11, Guardian Phamarcy, Clinics, maybe NTUC fair price or Sheng Siong, 2 discreet lovers' hotels (heard H81 & Frangance will be bidding for it soon), of course many brothels, many health centres, as well as many TNs (they will also issue new TNs licence to PRCs). the complex also have GV cinemas showing RA & new approved cat (XXX) rated movies, by then all uncles will be coming here instead of Chang Jiang.

Construction expected to start late 2008 and complete by 1st quarter of 2011.

By then.... all brothers ...... we have a new hang out place !

Roflmao. You are an old man just like me. Lets say another 40 years, when it moves, it will be a gold mine by then. Hmmm, guess I should load up Geylang Units. Just kidding. With the prices at an all time high, there will be and has to be an entire correction of housing. Then it would be a good time to load up on units. When there is blood on the streets....

They will not move for the near future, but I do concur that prices there are better than the rest of Singapore. However, the deals are now not as attractive as previously. I would bet my pot of gold in PRC then in SG right now. Why in the world would I want to buy a property in SG when it is paying peanuts in interest rate. Upward appreciation? I doubt it. If we ever double in price, we are going to have an unstainable economy. Can you imagine what your salary would have to be in order to afford a condo, or a landed property?

Although i do not have any insight from the gahmen, but looking at the recent policy by the gahmen, i think geylang is definitely on the radar for redevelopment.. just imagine, where else can get you to the city within 15 minutes via mrt, 10 minutes to IR/suntec city...

just do a check on lorong 22 onwards.. all the red light activities are in the pipeline to be shut down.. alot of new condo are launched from lorong 22 onwards.. just take a stroll pass lorong 28.. it's all condo..

it may true that it's hard to find another place to house geylang WH.. of course ppl staying near the new place will complain gao gao la.. property price at least drop by 20-30% after announcement.. gahmen won't announce until they need to..

but from the outlook of geylang recent development, my conclusion is that geylang is a new gem for property investor.. if you have extra cash, just throw in to invest.. at least those property from lorong 22 onwards.. it's definitely gonna give you few hundred gain..

just my two cent..

Few hundred gain? As in percentage? We cannot gain another few hundred percent. If that is going to happen, we will face an issue. Already, I say we are due for a huge depression in SG because of the housing, unless inflation moves up like crazy, which has moved up like crazy. We are higher than Hong Kong and you honestly mean to tell me you like Singapore better than Hong Kong and is better than Hong Kong? It cannot be true. If you look at the all the projects in Singapore, we are looking at how many trillion dollars worth of housing here in SG? We are basically in bubble mode at the moment!

If it is few hundred k, I think also damn jialat for people. I know of a lot of people who made few hundred k in the enbloc times. They all used it up now. And basically, everyone else suffers for it in the long run, because salaries goes up, businesses face bigger salary bills etc.

Actually, both of u r right. GL property craze is from Lorong 28 upwards, not going down cos freehold/location/"amenities", give time horizon of 10+ yrs, will appreciate in multiples in tandem with inflation & central banks pump QE infinity, too bad for the next generation! Gahmen will ensure public property is affordable, but sky's the limit in the long-term for pte property.

But I doubt we'll ever move redlight district from GL proper, think AV policy is ring-fencing vice activities, legal & illegal, from Lorong 6-20, makes for easy monitoring. If move from GL, there'll be an increase in underground activity uncontrolled by AV. I remember LKY once saying it's better to have known gangs police are familiar with than new gangs police have no intel on. I've asked the OKTs, nobody's selling their golden eggs.

Merry Xmas everybody!

Cheers,
Bong

I highly doubt that we will double from here out for property. All the plays in the book have been exhausted and totally been played out. I instead would short all properties for 2013 and 2014. I expect a correct of at least 25% and above, which would wipe out a lot of speculators, leaving those with strong hands in the pot. And then it would be a good time to play the game and raise the stakes again. Dare to put your money where our mouths bro?

I was waiting all thru 2011 for property prices to drop 25%, it kept rising, I beh tahan, bot my 2nd condo 50% down to rent out end-2011, so I've fired my bullets. With my luck, the 25% correction will now occur next year! :o 1st condo to live in 2008 is going to be fully paid-up soon so no risk there  What I've observed is the residential transaction volumes have evaporated but prices haven't dropped for secondary market. Heard all the hot money action's now in commercial property where I dam suaku. As long as u've got a job, u should be fine for owner-occupation, anyone buying for investment like me should feel nervous right now.

The quantative easing is a killer for us in Singapore. Prices for everything has shot thru the roof. Generation Z coming out are looking for higher salaries etc, which in turn drives up the prices etc. I don't think the 25% as I mentioned will happen overnight. It will however come. I do remember prices during the SARS period and even until 2005, which a lot of people have forgotten. From the 80s crisis to 2005, if you had bought any property, you would have made your money. If you were to graph it, you will notice that it is silly to even consider buying properties, but then again, there are people who say that they will make it. I disagree with that strongly. It is like purchasing APP at its high or MSFT only to see it come down later on. I purchase tonnes of Citibank stocks at 1.20 when people were saying it was going to go burst and the valuation of Citibank was lower than OCBC and Maybank. Same thing. It is about timing. Right now, valuations for a house in SG is way, way too expensive. A few years ago it was about at its lowest, now I think we are way too high for our own good.

I wish our property investors luck but as I would put it, you are on the turn, and you are hoping for that elusive Ace on the river, when the villian has a pair of K's already.

THis has been on going talk for a long time liao, GL moving away.... It has been the TALK for 20 years, and nothing concrete yet. Other than some brothers say, Lorong 28 onwards.

many had said that the possible places are Kranji or woodlands, etc.... No matter how, the new geylang( wherever it may be) definately will lose out to this place. The people, the looks, fun, distinctive favor, food and others will never be the same again. Also, to think about it, who wants to go all the way ulu ulu place to have a screw? And then travel back to their home? Such activities are never far from people and food, and it is interesting to note that alot of RED LIGHT DISTICTS ALL OVER THE WORLD are never far from crowded city areas.

It will be interesting to see how the govenment is going to put the squeeze on GL, and how the development of that area going to be in next 20 years. Maybe at that time, ah pek too old to go "GL" also

It is not hard to put the squeeze in GL if they really wanted to. There are only so many shops that is all. Competition does not come from the houses but outside from the FLs.

one of the theories i've heard why legal gl biz is bad now is custys have gone for illegal fls, definitely worsen if our redlight district isn't centrally located, safe & near good makan places. Personally, i blame the cautious economic climate & the irs. Perhaps av policy to flood gl with legal wls so custys r happy.

I think in general the economic feeling I get is that SG is in shambles. I don't really rely on the news to tell me that. But tend to use general indicators to get a feel of the market.

1. Have you noticed that your sp services bill has probably doubled in the last 2 years or so? Even more this past year?

2. Have you noticed that you now paying more for soft drinks and food?

Have you noticed that there are less people in GL unlike in the early 2000 when there were tonnes of people? You have more people in SG, but less cheongsters? What logic is that?

In a nutshell, I concur that you are probably right that the illegals are not the issue but basically less cheongsters because of the bottom line.
