I have just sold my house. No choice. Needed the money.
Who do you all thank usually for the whole transaction?
The buyer? A beautiful lady who look like 30 years old when she’s much older.
The real estate agent? She’s a talkative middle-aged woman who made a lot from the commission but didn’t do much actually as I found the buyer myself. She only got the lawyer for me)
The lawyer? A well dressed and well spoken fair lady who’s married. Met her 3 times and I spent the most time talking to her in her law firm.
The independent Valuer? She’s a pregnant young lady who came to my house and gave a good value.
The previous estate agent that I dropped. She was slow and didn’t do much. Because of her, I learnt how to rush my new agent to quicken the deal.

Yes. I lost my job and am unable to get another job.
I tried until I gave up. I have a family to feed and have medical problems and many bills to pay.
I pawned things, I sold things, I cashed out my insurance, I maxed out all my credit lines and couldn't pay. The banks kept calling and pressuring me. I went to attend the Credit Counselling talk. I borrowed from relatives, I borrowed from friends until they avoided me and BLOCKED my calls.
Finally, I was out of cash. I became extremely desperate and was under tremendous pressure.
I had been warned NOT to approach loan sharks but no choice. The banks kept calling and calling and threatening. They were like Ah Long to me.
I finally contacted one of those Ah Long by replying to one of the many SMSes I receive everyday offering loans.
The guy sounded nice and helpful. I said I wanted to borrow $5K. He said no issue and told me the amount to return every month over 6 months.
I whatsApped my NRIC and gave him the SingPass to check my CPF etc.
After checking, he told no issue and that his boss would contact me later.
Then I just received this message:
*****
Brudder, my company approve
Loan amt 280
Clearance 450
Defermant 150
Payment every 5 days
Date due DD/MM/2018
Payment before 7 pm!
First payment pls dont late thank you!
Inform a day for clear!
If any other number collect my payment from you PLS IGNORE
(and he left his Cheebye Name)
******
What the FUCK? I needed $5K and the Fucking BASTARD gave only $280 and I am supposed to return $450???
What the fuck can I do with $280? And if I don't return the $450, I have to pay $150 every 5 days!
Of course I called back and said I don't want but the BASTARD already banked the money into my bank account!
The bastard, whose accent is that of a Malaysian Chinese, burst into all kinds of vulgarities and threatened me, my wife and my children! It was real bad!
I contacted a friend for help and it's a long story how I resolved the matter.
Suffice to say, NEVER EVER contact nor try to borrow from any BASTARD SHARKS! NEVER!
I promise myself if I see any shark trying to threaten anybody, I would whack the motherfucker until he collapses. But those people are just the runners. The actual sharks never show themselves.

You have my sympathy bro, but surely there are jobs that will suit you, just that you have to lower your standard and maybe you can just do part time jobs since you need more rest due to medical issues. Yes and do not cross over the line to borrow from loan sharks, it will be miserable in the later part. I wish you good luck.

You are not alone, our state has changed a lot do u all realize? Underlying many unethical issues . Why we are mostly unhappy with? Can’t breath, stress till max, worries, tension, inflation, too many loans to serve car loan housing loan credit loans and etc...
Hope you will clear your debt soon. So did your house fetch a good price?

I even tried to take up a job collecting used eating utensils or cleaning at Tiong Bahru market. But I wasn’t given because I couldn’t walk well. Sigh.
I went all the way down also nobody wanted.

In order to quickly sell, I lowered my price a lot. So profit not really good. Also a lot gave back to CPF. At least got some cash now. Not a lot. Can last half a year lah. Have to start earning.

House is an asset and selling away house meaning you buy another hdb and higher loan. Pay all the fees needed to sell and buy.
Also you will be worst off in future unless your next hdb is subsidized flat with full rebates.

doesn't matter for you since you already sold
confused though, you say HOUSE= landed property. Only 50k after OS and CPF refund with interest? If you mean HDB, that might be possible, especially a old one around 20-30 years in non prime areas. Depends on when you bought it as well.
asset progression is not something easy that can be talked about on forums. A lot of calc, identifying what's a good buy, entry price, margin, exit strategy. Knowing about age, tdsr, msr, loans, cpf, ssd, absd, financing tools, ura master plan, land bids, CS en bloc prices, GLS, are just some of the things one most know. best to seek experts who do it daily
