Decided to check out Xixi's shop at 93X today and can confirm what the bros are saying are accurate.

However, one thing to take note is that there seems to be 2 massage spas in the same block now. If you walk from the interchange/mall, you'll likely see a newer/bigger shop first. Those who live in the area would know that that place used to be a ladies gym or fitness center or something, but it seems that it has closed down this year. The massage spa that replaced this is not the shop you are looking for, so just walk one round around the block and you should spot Xixi's shop that matches the description of what the other bros have mentioned so far.

When I went there I could see someone that matches Xixi's description chilling outside. However since she was taking a break, she let her other colleague (Vietbu?) service me. Overall service and massage was quite decent. Colleague was also very friendly and chatty in English. She quoted me $100 for BJ with cover, which I accepted so total damage $58 (massage) + $100 which is around what I used to pay at Ribena for 90 minutes plus tip.

A shame that Ribena has closed down. Sure that place is strict and overpriced but that used to be my go-to place in Yishun since the massages and HJ are good, and the rooms are clean, modern-looking, with good privacy.
